What kind of contract do I sign?

For professional lets, you will be required to sign an Assured Shorthold Tenancy (AST).

For student lets, you will be asked to sign a Unipol accredited agreement and all student tenancies are for a fixed term.

Both tenancy agreements are based on the Housing Act 1988 and are approved by relevant trade organisations.

How long will the tenancy be for?

For our professional tenancies, you would be asked to sign for an initial fixed term of six months with the option to renew at the end of this initial six month period.

In the case of our student lettings, all tenancies are for a fixed term of between 9-12 months, with the option to renew at the end of this initial twelve month period.

When do I get my keys?

Keys will be available to you from 12:00 noon on the start date of your tenancy.

Do I have to pay a deposit and what is the deposit for?

You will be required to pay a deposit in full prior to the start date of the tenancy. Deposits are taken to cover the cost of unpaid rent and damages at the end of the tenancy.  The tenancy deposit is fully refundable at the end of the tenancy provided that all rent has been paid, the property and contents have been handed back in satisfactory condition and that all conditions set out in the tenancy agreement have been adhered to.

How, when and to whom do I pay my rent?

Rent is payable in advance, either weekly or monthly to suit you. In the case of our student lettings, we expect payment to be made either monthly or per academic term (4 months).

All rent is payable to Octopus Residential Ltd and we can accept payment by cash, debit card, bank transfer or cheque.

What other costs will I be responsible for during my tenancy, other than the rent?

If you are renting a whole house or flat, you will be responsible for the utility bills (gas & electricity); council tax; telephone and internet charges; tv licence;

If you are renting a room in a shared house, some bills may be included in your rent. Refer to your tenancy agreement for details specific to your tenancy.

Who do I contact to request maintenance and repairs?

Unless advised otherwise, all maintenance issues should be reported to Octopus Residential Ltd by calling the office on 0113 210 9486 or emailing info@octopus-res.co.uk.

Can I make any alterations to the property and/or redecorate?

Not without written permission from the Landlord or Octopus Residential ltd on the Landlord’s behalf. Please make any requests of this kind to Octopus in writing by emailing info@octopus-res.co.uk.

Are pets allowed?

Pets are not permitted in properties managed by Octopus Residential Ltd without written permission from the Landlord or Octopus Residential Ltd on the Landlord’s behalf. If the Landlord gives permission for a pet in the property, the Tenant will be required to sign a Pet Agreement. The Pet Agreement is an addition to the tenancy agreement whereby the Tenant agrees to take full liability for any damage caused by or additional cleaning required by keeping an animal in the property.

Can I end my tenancy early?

You may apply to end your tenancy early however, it will be at the Landlord’s discretion and the they are not obliged to grant your request.

Can I stay longer than the agreed term of my initial tenancy?

In most cases, you will be invited to renew your tenancy towards the end of the initial fixed term provided that your rent account is up to date and there have been no issues. Please be aware that the rent will be subject to review and there may be additional administration fees payable.

What happens if I fall behind on my rent?

If the rent falls into arrears and you do not pay what is owed, you risk being evicted from the property. If you have fallen behind with your rent payments, or worried that you may do in the future, take action immediately and seek help. Do not ignore the situation. Please be aware that you are at risk of incurring additional charges if you fall behind on your rent.
